Sukoon keeps things exclusive and cozy with just five bedrooms and one spacious suite at the end of the hall. The rooms are beautiful hideaways, wrapped entirely in intricately carved local cedar wood panels and traditional decorative screens. Massive picture windows look right out onto the water, letting you watch the morning flower sellers and passing shikaras from the bed.

Destination

The British wanted to live in Kashmir, but 19th-century Dogra law strictly forbade foreigners from owning land. Their workaround was clever: they built on water. Taking inspiration from traditional Kashmiri behaz and dongas—wooden boats that had navigated the valley for centuries—they created the residential houseboat. It was a loophole that allowed them to settle without owning ground.

Today, that same rhythm dictates daily life on Dal Lake. It functions like a floating neighborhood. In the inner channels, city traffic disappears. Instead, you see the ordinary routines of the lake: children paddling to school, people commuting to work, and vendors selling fresh flowers, crafts, and hot cups of saffron Kahwa from narrow boats.

Sukoon is docked in a quiet corner of this network, right beside the Rad—the famous floating gardens that fill with lotus blooms every July and August. Inside, the boat avoids the heavy, dark clutter typical of older houseboats. It is bright, simple, and clean, letting the natural cedarwood craftsmanship stand out.

The best time to be here is sunset. As the sun drops behind the Pir Panjal mountains, the water turns completely still, reflecting the silhouettes of hilltop forts and distant temples. Sitting on the deck as the lake winds down, you get to experience Kashmir’s history in its quietest, most authentic form.

Design and Concept

The houseboat is named after the Sufi word "Sukoon," meaning an elevated state of mind combining peace, wisdom, contentment - and that is exactly what you feel the moment you step aboard. Moored in a quiet, secluded pocket of Dal Lake away from the busy water traffic, this cedar boat sits among floating lotus gardens, with views stretching out toward the misty Pir Panjal mountains and hilltop temples. Sensitively restored to preserve its authentic soul, Sukoon seamlessly blends the nostalgic, old-world charm of a traditional Kashmiri houseboat with refined, modern comforts.

Inside, the boat reads like an authentic visual archive of Kashmiri craftsmanship. You’ll find original, intricately carved wood paneling, whirring ceiling fans, ornate chandeliers, and colonial-style furniture resting on creaky pine floors that echo the romance of a bygone era. Cool cream linens and pops of colorful silk add a fresh, contemporary twist.

What truly defines Sukoon’s modern concept though is its commitment to sustainable tourism. It pioneered eco-conscious hospitality on Dal Lake as Kashmir’s first houseboat fitted with a zero-discharge bio-tank system, ensuring no waste is released into the lake.

While the kitchen serves a delicious mix of traditional Kashmiri, Indian, and Continental food, the real magic is knowing exactly where to sit. For breakfast, skip the indoor restaurant and head straight up to Fizaa, the open-air Sun Deck, for 360-degree views of the lake and Zabarwan mountains. Make sure to head back up there right at sunset too - that’s when they bring out hot cups of Kahwa, crispy pakoras and sandwiches just as the sky turns to gold. 

Experiences

To get the most out of your time here, you have to experience the lake like a local. So skip the standard boat tours and take a colorful shikara ride past waterside shops, houses and children waving from narrow boats. The quiet canals and hidden byways of Dal Lake are a haven for birdwatchers to spot the greylag geese, mallards, northern pintails, brahminy ducks and many others.

For the best insider moments, wake up early to join the chef for a stroll through the vibrant floating market to watch fresh produce change hands in an age-old barter fashion or wander through the old town's hidden alleys, historic wooden mosques and terraced Mughal gardens. Visit a nearby welcoming home to learn generational family recipes. Sukoon’s chefs offer an intimate cooking session too. If you're feeling active, you can head out for a trek in the nearby hills, but make sure to leave time for afternoons on the houseboat doing nothing at all.

Zaina Kadal Market

Near the iconic Zaina Kadal Bridge, the narrow streets of the market are filled with handcrafted copper utensils, silverware, hand-woven textiles, and dry fruits. It is best to visit in the morning. Follow it with a drive up to Shankaracharya Temple - ideally after a long Kashmiri lunch somewhere in between.

The Zabarwan Hills

Hike the hills with a local villager. The trail originates from a Sufi shrine near a small village and ends at a small cave where a Sufi saint is believed to have meditated for several years.
