Energy efficiency begins with vernacular architecture. Buildings remain airy and bright, and the cool climate eliminates the need for air conditioners or fans. Water is sourced from a natural spring and used cautiously. Food waste goes into a biodigester, while treated wastewater is reused for coffee plants, closing the loop between kitchen, water, waste, and cultivation.

Many employees are women from the local community, trained in hospitality despite having no prior experience. Most staff come from local villages, with strong representation of women and long-standing team members. Awareness sessions also encourage young adults to understand and protect local nature and culture.

Waste management is quietly circular. Filtered water is served, plastic bottles are recycled where used, food waste becomes biogas and manure, and sewage is treated for reuse in plantation irrigation.

The biodiversity story is especially evocative. The 60-acre cardamom and coffee estate grows under tall tree cover, creating a forest-like habitat for endemic birds, frogs, and the Malabar giant squirrel. Native trees, some believed to be over 200 years old, are protected, and the estate has hosted frog conservation and habitat studies.

Windermere has chosen to remain small. Construction preserved rock formations and trees, used auctioned wood, earthy tiles, local handlooms, and local ingredients. Fresh meals are served without the wasteful excess of buffets. The property employs and trains local people, especially women, and hosts awareness programmes that connect young adults with local land, culture, and nature.
